Madeira Beach is a low barrier island with the Gulf on one side and Boca Ciega Bay on the other, so the flooding comes from two directions. Gulf-front homes take direct storm surge and the wind-driven rain that finds every seam, while the John's Pass and bay side adds tidal and backwater flooding — canal and waterfront properties can take on water on a king tide before a storm ever arrives. Many of the island's older beach cottages still carry their original framing and plumbing, and the constant salt air and Gulf humidity keep corrosion and mold working long after the water recedes.
