Madeira Beach is a low barrier island with the Gulf on one side and Boca Ciega Bay on the other, so the flooding comes from two directions. Gulf-front homes take direct storm surge and the wind-driven rain that finds every seam, while the John's Pass and bay side adds tidal and backwater flooding — canal and waterfront properties can take on water on a king tide before a storm ever arrives.
